However, there are separate guests in the unit below. All guests are expected to observe quiet hours (9 PM – 9 AM) and keep noise—including loud music, TV, and games—to a respectful level at all times. You’ll have exclusive access to the entire modern home's middle and top unique floors, including: 🍽️ 2 Kitchens 🛋️ 2 Living Rooms 🛏️🛁 2 Master Bedrooms: each with a King bed, walk-in closet, large HDTV, and two with en suite bathrooms with a tiled shower or tub combo, & double vanities. 🛌 2 Additional Bedrooms each with a queen bed and closet - 4 bedrooms in total 🚿 2 Additional Bathrooms with tub/shower combos. - 4 full bathrooms in total 🛏️ 4 Fold-Out Twin Mattresses (6-inch memory foam), 2 on each floor house, for usage in the living room or any bedroom (with sheets & comforters) Enjoy exclusive access to: 🌞 2 Front Porches: Enjoy a tranquil cup of coffee (included) 🌄 2 Covered Back Porches: Complete with breathtaking views of Lookout Mountain and lounge and dining furniture. 🏊🏼 6 person Hot Tub/Spa Located conveniently: 🛍️ 3-5 Minutes from Fort O. grocery stores, shops, and eateries 🏞️ 8 Minute drive (3.5 mile) to the historic Chickamauga Battlefield (great for hikes, biking, or a picturesque stroll) 🚠 Short drive from the Incline Railway 🍦 Nearby Restaurants and Ice Cream 🌟 16 Minutes to Rock City and Ruby Falls 🏙️ 15-20 Minutes to Downtown Chattanooga 🏡 You'll have exclusive access to two floors or the home—top and middle—along with four porches. ✅🚫Access: This lisitng DOES include access to the Hot Tub area but does NOT include access to the fire pit area. That is reserved for the basement unit. Other things to note 📝 🤫 Noise: We've incorporated features like extended rafter widths, spray foam insulation between floors, and solid core doors with door sweeps to minimize noise transfer. However, being in an apartment-style building means you might hear occasional footfall and muffled voices. To ensure a peaceful environment for everyone, we observe quiet hours from 9 PM to 9 AM and kindly ask all guests to be considerate of one another. 🏊🏼‍♂️Hot Tub: the technician visits on Monday and Friday mornings to monitor and maintain the Spa. He will access the back driveway, handle hot tub care, and have no need to enter the home. 🚗 Parking, Driveway, and Road: The road and driveway are narrow and steep in places. Please drive carefully and be mindful of the gravel road, the parking area around the home is paved. You are responsible for your vehicle and any potential damage to it or the landscaping. There is ample space to drive and park, but caution is essential. Make sure to park in the correct designated lanes based on the unit you are renting. 🚜 Construction Nearby: There is a home being built nearby, so you may hear some construction noise during work hours. It shouldn’t affect your view or stay, but we wanted you to be aware. This has now moved inside now, and most noise should be over. The nearby project will be completed by the end of Sept 2026. 🛏️ Occupancy and Fees: This modern home accommodates a maximum of 12 guests, ideally including children. An additional $10 per person (including kids) will be charged for guests beyond 8. There are is a toddler bed one of the walk-in closets and a pac-n-plays in the other walk-in closets, but these are only for smaller kids. 🔐Bedroom Locks: For the safety and convenience of our guests, we have intentionally chosen not to install locks on bedroom or bathroom doors. In the past, we've encountered situations in other homes where children inadvertently locked doors, requiring our immediate assistance. By designing our home this way, we aim to prevent any inconveniences and ensure a seamless experience for all our guests. 🅿️ Parking: Limited to 6 regular-sized cars or less with any oversized vehicles. 👶 Infants: We welcome infants, but please note we do not provide outlet plugs, foam guards, a crib, or a pack-n-play. ❄️ A/C & Heat: The thermostat is programmed to reset automatically at 10 AM and 5 PM daily, ensuring efficiency when the home is unoccupied. Feel free to adjust the temperature to your comfort when home. 🌍 Charitable Contribution: 25%+ of the proceeds from all our homes support local and international missionaries.
